Right now (January and February), stock levels are historically low. Most sellers are "waiting for Spring." But the buyers are already here. They spent Christmas deciding to move, and they are refreshing Rightmove every morning looking for something new.
If you list now, you are the only fresh glass of water in a desert. You get 100% of the attention. If you wait until April? You launch at the same time as everyone else. Suddenly, you are one of ten similar Victorian terraces in NR2, and buyers can afford to be picky.

In summer, you get "tyre kickers" - people just having a nosey on a sunny Saturday. In January, if someone books a viewing at 5 pm in the dark, they are serious. They have a mortgage in principle, a solicitor lined up, and they need to move. You get fewer viewings, but they are better quality.
