A new study finds that property vendors who don't sell after two months should try another agent. An instruction generation firm has found that 34% of sellers who change agents succeed in closing the deal.
 
The data also shows sellers who switch estate agents achieve over 12% more on their sale than those who just reduced the asking price. We are seeing the same trend.
 
Getting new instructions takes time and money, so why or how can you protect your investment?
 
Price is the most important factor here. An agent who overvalued the property to get the sale instructions or a vendor with unrealistic expectations may have failed to sell the property despite a full-blown marketing campaign.
 
In both cases, agents can control the situation. Unfortunately, both are extremely common scenarios. During the initial 12-week sole agency agreement, the agent should get the vendor the best price possible, and in a buoyant market, they may well exceed the price. They can support their value during the valuation based on that.
